Summary
Owner and developer, Gregory Thomas of Green Key Village, LLC, is the fee simple owner of approximately 9.59 acres of real property situated in Lady Lake, Lake County, Florida. The developer is connected to Town water facilities and sewer facilities, and at the present time, the applicant has prepared the necessary documents for conveyance of sewer, water, and reuse infrastructure to the Town of Lady Lake for improvements across their property. At the May 6, 2013 Town Commission meeting, 91 sewer and water equivalent residential units (ERUs) were transferred from the Nine Oaks Subdivision and allocated to the Green Key Village Subdivision for connection to the Town’s sewer utility via a Sewer and Water Agreement. Additionally, 47 reuse equivalent residential units (ERUs) were reserved by the applicant.
This conveyance will satisfy the terms as agreed to by the Town and Green Key Village, LLC as per the Sewer and Water Agreement executed on May 6, 2013. A cost estimate of the utility has been provided by the applicant as prepared by the Paquette Company, and a two-year bond in the amount of $15,250 (or ten percent of the estimated construction costs) will be issued to Town of Lady Lake as beneficiary. The Town Attorney, Public Works Director and Finance Director have reviewed the item and given their consent to approve.
A perpetual right of ingress and egress over, across and under the platted easements as shown on the plat of Green Key Village Phase 4 has been granted to the Town of Lady Lake for maintenance of utilities conveyed to the Town.
