Summary

On Tuesday, September 1, 2020, Town staff received a request from Jessie Heiny, P.E., Principal with Florida Engineering and Surveying, LLC to bring a redevelopment project before the Special Town Commission Conceptual Workshop for discussion and feedback.

The BP Gas Station at 401 US Highway 27/441 is convenience store with fuel operations located at the southeast intersection of North Highway 27/441 and Griffin Avenue. The Lake County Property Appraiser’s records show that the convenience store building has been in existence since 1989 and features 2,640 square feet of gross leased area. There are 13 parking spaces and three fueling dispensing pumps that currently serve the site.

The site is currently under Lake County’s jurisdiction and the parcel is considered the only enclave within one mile north or south of this location along the Highway 27/441 corridor.

PROPOSAL

At this time, the applicant is ready to present the site plan layout proposal to redevelop the BP Gas Station for a complete tear down and re-build of a 4,650-square-foot convenience store featuring gas canopy with six fuel dispensing  pumps, with 27 parking spaces, and a 980-square-feet cash wash building, proposed at the southeast corner of North Highway 27/441 and Griffin Avenue, identified by alternate key 1237998.

As part of the redevelopment, the applicant is exploring Town utilities connection; which would require the submittal of an annexation, small scale future land use map amendment, and rezoning applications to the Town of Lady Lake to get zoning entitlements in place prior the site plan submittal. Since the project requires multiple land use applications, the applicant would like to get some feedback from the Town before proceeding accordingly.
