A major modification application for The Villages Center Service Area Water Treatment Plant Number 1 - was submitted on Thursday, September 28, 2023. The application which includes a site plan dated September 26, 2023, signed, and sealed by Michael D. Thatcher, Professional Engineer with Tetra Tech, is hereby approved, acknowledging the following Site Plan changes:

• Access Driveway Improvements
• Yard Piping Improvements
• Sodium Hypochlorite Systems Modification

In an effort to construct the access driveway, the proposal calls for the removal of 16 trees, comprised of eight palm trees, three crepe myrtles, and five oak trees; none of which are historic. Two dry retention areas are also being created to account for the volume of water displacement associated with the asphalt pavement.

The Villages Center Service Area Water Treatment Plant Number 1 is located at the intersection of Saint Andrews Boulevard and Water Tower Circle. On August 30, 2023, The Villages Operating Company transferred the site to The Villages Center Community Development District (VCCDD) via a quitclaim deed. Given that the well is under the jurisdiction of the VCCDD, there are no obligations of the Town of Lady Lake for maintenance or operations of the utility.

The Town of Lady Lake staff has determined that after review of the documents submitted by the applicant, the proposed modifications are consistent with the goals, objectives, and policies as per the Land Development Regulations, Chapter 7- Site Development Plan Regulations, Section 11, b). and hereby recommends approval of the site plan as presented.
