Residential Building Permits

Requirements

A permit is required prior to starting construction upon any property. To ensure the timeliest processing of your permit application, please review the following checklists and information.

Submittal Requirements

  1. Completed, signed and notarized Building Permit Application.
  2. Site Plan or survey showing all impervious surfaces, existing buildings, distances to lot lines, etc.
  3. Floor Plan (3 sets).
  4. Detailed construction plans signed and sealed (wet or raised seal only) by an engineer or architect using the most current building codes (3 sets).
  5. Energy calculations (3 sets).
  6. Completed application for utility quote (if connecting to Town water, sewer or reuse).
  7. Copy of receipt of payment for County Impact Fees (paid at Lake County office).
  8. Driveway permit application, if on Town-maintained road (If on County-maintained road, a driveway permit will need to be obtained from Lake County Public Works).
  9. Contractors and subcontractors must supply the following:

a) Copy of their current State License (and Lake County Competency Card if registered)

b) Business Tax Receipt (if applicable).

c) Certificate of Certificate of Insurance of General Liability (with the Town of Lady Lake as the certificate holder)

d) Workers Compensation or Exemption certificate (with the Town of Lady Lake as the certificate holder)

All insurance certificates must be submitted by the insurance company directly to The Town of Lady Lake via fax at 352-751-1514.

Septic

If the new home (or the living square footage of an existing home is increasing) is serviced by a septic system, a septic permit or letter from the Environmental Health Department approving the current system will need to be submitted at or before pickup of the permit.

Process

When the complete permit package has been submitted, the plans will be routed to the appropriate plans reviewer. At the completion of the initial review, the plans may be approved or additional information may be required. If additional information is required, the applicant will be contacted regarding what will need to be done next.

Once the plans have been approved, the permit will then be processed in the order in which they are received. At this time, all fees will be calculated and all pertinent information will be entered. Additional information may also be requested at this time.

The Lake County Impact Fee office is located at 315 W. Main Street, Fifth Floor, Tavares, FL. 32778 or 352-343-9855.

The Notice of Commencement is to be filed with the Lake County Clerk’s Office for any job value exceeding $2,500.  The office is located at the Lake County Courthouse, North Wing, Third Floor, 550 W. Main Street, Tavares, FL. 32778 or 352-253-2600.  The county also has a satellite office for drop-offs located at 902 Avenida Central, The Villages 352-753-2064.

Inspections

No inspections will be performed without a certified copy of the Notice of Commencement at the job site and a copy received by the Building Department. Inspections (with the exception of fire inspections) are to be called in before 4:00 p.m. on the business day prior to the day inspection is needed 352-751-1515. Inspections are conducted Monday- Friday with the exception of any national holidays.

If an inspection should fail, re-inspection fees will be assessed at $50 each. Once the fee is paid the contractor can reschedule the inspection for the following day. We will not perform a same day inspection. All re-inspection fees must be paid before any subsequent inspections.

Certificate of Occupancy and Completion

A Certificate of Occupancy (or Completion) shall not be issued until the required departments have given their approval and all fees have been paid. All projects connecting to Town water and sewer will required approval from the Town of Lady Lake Utilities Department.

Processing the certificate of Occupancy will incur a fee. Please refer to the Building Permit Fee Schedule for the current fee.
