Residential Mechanical Permits

Requirements

A permit is required prior to starting construction upon any property. To ensure the timeliest processing of your permit application, please review the following checklists and information.

Submittal Requirements

Size for Size Change Out

  1. Completed, signed and notarized Building Permit Application.
  2. AHRI for new unit.
  3. If changing out multiple units, please note number of units on application.

Dehumidification Unit

  1. Completed, signed and notarized Building Permit Application.
  2. Specifications on unit.
  3. Signed letter from property owner acknowledging the system will only be used for dehumidification purposes only - not for air conditioning.

Duct Replacement

  1. Completed, signed and notarized Building Permit Application.
  2. Duct layout showing complete system, indicating the supply and return, size and all components used.

Contractors and Subcontractors

  1. Copy of their current State License (and Lake County Competency Card if registered).
  2. Business Tax Receipt (if applicable).
  3. Certificate of Certificate of Insurance of General Liability (with the Town of Lady Lake as the certificate holder).
  4. Workers Compensation or Exemption certificate (with the Town of Lady Lake as the certificate holder).

All insurance certificates must be submitted by the insurance company.

A direct contract to repair or replace an existing heating or air-conditioning system in an amount less than $7,500 does not require a Notice of Commencement to be recorded per FSS 713.135 (d).
