Planning and Zoning Meeting
The Planning and Zoning Board meeting was held in the Town Hall Commission Chambers at 409 Fennell Blvd., Lady Lake, Florida. The meeting convened at 5:30 p.m.

Chairperson Sigurdson stated for the record that no members from the public were in attendance.
E. New Business
1. Approval of Minutes
Member LeClerc made a motion to approve the June 10, 2019 Planning and Zoning Board meeting minutes as presented. Member Rohan seconded the motion, and the motion passed by an all-in-favor vote of 5 to 0.
2. Ordinance 2019-10 — An Ordinance Providing for a Text Amendment to the Town of Lady Lake Land Development Regulations (Ordinance 94-08) Chapter 5, Section 5-4, “Zoning District Uses”; Amending the Minimum Setback Requirements for Fifty Feet for Accessory Structures and Uses Incidental to Agricultural Activities (Wendy Then)
Senior Planner Wendy Then presented the background summary for this agenda item (on file in the Clerk’s Office). She explained that staff received an inquiry from a property owner who wished to construct a pole barn on approximately seven acres of property in the Town of Lady Lake. She stated that the property is zoned RS-6, residential single-family up to six dwelling units per acre, and because the size of the property is more than five acres, agricultural uses are permitted on the property. Agricultural uses are also allowed in other zoning designations provided that the land area is equal or greater than five acres.
She stated that the subject property is very narrow, approximately 240 feet in width. The Land Development Regulations currently requires a setback of 200 feet from any lot line for accessory structures and uses incidental to agricultural activity. She stated that staff contacted Lake County to for their setback requirements for agricultural structures and was told the minimum requirement is 50 feet.
Ms. Then reported that if the setback was sufficient at a minimum of 50 feet for Lake County since the unincorporated areas in Lake County are more prone to have agricultural uses and properties than an incorporated suburban or urban area, staff felt that the Town should amend its code to more closely mirror that of Lake County.
She stated the applicant was unable attend tonight’s meeting and asked if there were any questions.
Vice Chairperson and Member LeClerc asked if the neighbors have made inquiries regarding this amendment.
Ms. Then there have been no questions or comments from neighboring property owners.
Chairperson and Member Sigurdson stated a house on this property is required to be a minimum of 1,000 square feet. He asked if staff is concerned with a pole barn being larger.
Ms. Then stated pole barns are exempt from permitting per the Florida Building Code, except for mechanical, electrical or plumbing components.
Chairperson Sigurdson asked if there were any further questions or comments. Hearing none, he asked for a motion.
Member Rohan made a motion to forward Ordinance 2019-10 to the Town Commission with the recommendation of approval. Member Choquette seconded the motion. The motion passed by the following roll call vote:
