Summary

On Monday, December 11, 2023, applicant Gregory Thomas, of Green Key Village, LLC, applied for the final plat of Green Key Village —Phase 5 Subdivision. The Town Commission approved the preliminary plat of Green Key Village —Phase 5 and 6 on April 4, 2022. A Development Order was subsequently issued on Tuesday, October 4, 2022.

Green Key Village Subdivision consists of six phases. Phase 5 consists of 45 non-age restricted single-family residential lots on 8.89 acres.

The Final Plat Plan was reviewed to determine compliance with the Land Development Regulations (LDRs) and Florida Statutes Chapter 177. The following items are included in the packet:

·         Review of the final plat completed by the Town Attorney, dated January 31, 2024.

·         Final Plat Review completed by Town Surveyor, dated January 4, 2024.

·         Declaration of Restrictions for Green Key Village.

·         Title Examination dated October 31, 2023.

·         Revised Final Subdivision Plat Plans submitted on January 23, 2024.

BACKGROUND

The Town Commission approved Resolution 2013-101 on February 22, 2013, establishing that all lots within the Green Key Village Development are allowed a 20-foot minimum front yard setback.

The Town Commission approved the preliminary plat of Green Key Village —Phase 5 and 6 and a Development Order was issued on Tuesday, October 4, 2022.

The Sewer & Water Agreement will need to be amended between the Town of Lady Lake and the Property Owner/Developer to incorporate additional ERUs to allocate adequate capacity for the lots within the Green Key Village- Phase 5 Subdivision.

COMMENTS

Satisfied/Revised Items:

·         Applicant has addressed all outstanding Town Attorney comments.

·         Applicant has addressed all outstanding surveyor comments.

PAST ACTIONS

The Technical Review Committee (TRC) members individually reviewed the application finding the application complete and ready to move forward to the Planning & Zoning Board.

PUBLIC HEARINGS

The Town Commission’s first and final reading of the Final Plat is scheduled for Monday, March 4, 2024, at 6:00 p.m.
