Summary
On Wednesday, September 20, 2017, applicant Joel W. Hass with MJM Associates, LLC, on behalf of First National Bank of Mount Dora, requested to amend the Future Land Use designation and rezone two parcels just south of the Oakwood Smokehouse Restaurant site, along South Hwy 27/441, and across the street from the intersection with Hartsock Sawmill Road, which includes approximately16.8 acres within the Town of Lady Lake municipal limits.
The project was titled Lady Lake ALF. On Wednesday, January 17, 2018, Ordinance 2021-44 and Ordinance 2021-45 were adopted by the Town Commission for the development of a 125-bed Assisted Living Facility and a 125-bed Independent Living Facility.
After the entitlements were adopted, the property transferred hands in March 2019, and the new owner is now R. K. Dunn, LLC. Due to Covid-19, Assisted Living Facility developments have been slow-moving; therefore, the property owners are still looking for ways to bring Adult Living and Memory Care facilities, but also include other land uses in the mix that are going to bring a good development to the Town along the Highway 27/441 corridor and increase the Town’s tax base.
PROPOSAL
The property owner/developer would like to create four stand-alone parcels and develop the site in four phases:
Phase 1 — Hotel — Three-story building and up to 45 feet in height; proposing 150 rooms.
Phase 2 — Assisted Congregate Living Facility — Three story building and up to 45 feet in height; proposing 125 beds.
Phase 3 — Proposing Independent Living, Medical Offices, Upscale Mini-Storage, and/or Skilled Nursing Facility.
Phase 4 — Proposing Convenience Store without Fuel Operations, Bank, Personal Services, Laundry and Dry-Cleaning Retail Stores, Business Services.
Fairfield by Marriott has approached the property owner/developer and is very interested in bringing a 125-room bed luxury hotel and amenities to that side of Town.
The proposal would require amending the Future Land Use designation and rezone the two parcels, and then create a Commercial Plat establishing the four lots. At this time, the property owner would like to get some feedback from the Town Commission regarding the proposal before moving forward. The following information is included with the packet:
